The best boiler for your property depends on several factors – combi boilers are great for most properties that have one bathroom, if you have multiple bathrooms other types of boiler and hot water systems may be more suitable. Gas Boiler FAQs
Replace.
A repair can be expensive and you could easily have more problems with a repaired boiler in the short term – in our experience once parts start to fail on your boiler, it’s not long before more parts are needed – sometimes only a matter of days or weeks! So often it’s just a case of delaying the inevitable, so don’t waste your money repairing an old inefficient boiler.
It’s much better to put the repair costs towards a brand new efficient and more reliable A rated boiler which will be covered by warranty too – so if it breaks, the manufacturer will repair it for FREE!

No – gas boilers will not be banned from 2025, it is likely however, that new build properties from 2025 will not achieve the 75% – 80% carbon reduction targets they have been given with a gas-fired boiler.
Some gas boilers are now ready for future technology and advancements as they are rolled out including hydrogen ready and hybrid technology that can be combined with renewable heat sources – ask for more information.
Yes, Plumbcraft is Gas Safe registered and all our engineers are also registered with Gas Safe and have a minimum of 5 years experience so every boiler we install is registered with the local authority and you will receive a building regulations certificate once the boiler has been commissioned.
Oil Boiler FAQs
This depends on the age and condition of your oil boiler, we can arrange a service of your oil boiler for just £90 + vat which will help determine the condition of the boiler and may well resolve any issue. If not we will be able to give you advice on whether a repair or new boiler is the best option and if you opt for a new boiler we will discount the cost of the boiler service from the cost of the new boiler.

Air Source Heat Pump FAQs
Air source heat pumps are suitable for many types of homes and are the most common type of domestic heat pump, with tens of thousands of installations across the UK. However, there are a few things you should consider before deciding whether a heat pump is right for you.
Air source heat pumps work at low temperatures which are much lower than those of conventional heating systems like oil or gas boilers. Before you consider installing a heat pump, you will need to assess the state of the insulation of your home and you may need to improve it. Essentially, the heat loss through the walls, roof and floors needs to be minimised which in turn will mean that, when the property is heated to a lower temperature by a heat pump, there will be no issue.
Usually you will need a hot water cylinder because a standard heat pump doesn’t provide hot water on demand like a combi boiler, so you will need a way of storing hot water for when you need it. The size of hot water cylinder required will depend on the amount of hot water that your household typically uses, but the cylinder can usually be fitted inside any cupboard that measures around 80x80cm.
If you don’t have space for a hot water cylinder, you still have options. Some hybrid systems are designed with the heat pump providing heating and a boiler providing hot water on demand. Instantaneous hot water heaters are also available and can be installed under your kitchen sink to provide a smaller amount of hot water and you could opt for electric showers.
Air source Heat Pumps work best in well insulated properties so you should consider how well your property is insulated
Loft insulation
Loft insulation is an easy one to get started with. Ideally, to get the required u-value of 0.16W/m2k (a technical term and value which plays an important part of the planning phase for a heat pump installation), you need to lay 270mm of wool insulation in the loft. This is something homeowners can do themselves over a weekend at a cost of about £6 per m2 or, alternatively, you could use an outside company that could cost you around £11 to £15 per m2.
Wall insulation
If your home was built after 1935, the chances are it will more than likely have cavity walls and these are relatively simple to insulate. Cavity wall insulation involves the walls being drilled into and the insulation is injected within. This job does need to be carried out by a professional and should cost approximately £10 per m2 of wall. Meanwhile, for properties with solid walls, insulating these can be more of an issue but there are options available. These homes can either be clad with insulation on the outside or have insulation attached inside. Solid wall insulation procedures are more costly and can cost upwards of £15,000.
If you live in a property which was built since the late 1990s, the good news is it will already have more than adequate insulation. Therefore, installing a heat pump becomes an easy decision since these homes will retain more heat and are much better suited to low temperature heating systems. Current building regulations mean that homes built today are incredibly well insulated, allowing a heat pump to be the ideal heat source for such properties and helping the running costs to be significantly cheaper.
Double glazing
Installing double glazed windows is another measure which can help a home become ideally suited for a heat pump. Windows are an outlet for heat to escape a home so improving their insulation can greatly reduce a property’s heat loss. According to the Energy Saving Trust, by installing double glazing, a single-glazed detached home could save over £100 on their energy bills every year. In addition to the potential financial payback, installing double glazing can deliver several other benefits to your home which are well worth considering.
Solar Hot Water Systems
A typical well sized solar thermal system should provide around 50-70% of the domestic hot water requirements of the home, representing a worthwhile saving on hot water heating costs.
The remaining hot water requirement is provided by the boiler.
UK Government legislation rules that, unless within a conservation area or on a listed building, the installation will not require planning permission and will be classed as a permitted development.

Boiler Repairs
First check to see if you can resolve the issue yourself by following these easy steps
1. If you have a combi boiler check the pressure. If the pressure has dropped to below 1 bar top up the pressure to between 1 and 1.5 bar by following the instructions in the user manual
2. If it’s very cold outside check if the condensate pipe is frozen and defrost the pipe
3. Check if the controller needs new batteries
4. If you have an oil or LPG boiler check that you have fuel in your tank.
If you’ve done that and the boiler still isn’t working first check to see if it is covered under the manufacturers warranty – if it is give the manufacturer a call to book in a free repair.
If the boiler is no longer under warranty contact us to arrange a diagnostic visit to determine what the fault is, we prioritise boiler breakdowns and will arrange an appointment as soon as possible.
If you are concerned about the potential cost of repairs please speak to us in advance of booking a visit – we can help you choose the best option to meet your budget and in some cases it is faster, more affordable and better value for money to replace the boiler rather than repairing an old one.
New energy efficient boilers with long guarantees, available on flexible monthly payments often work out better value than keeping old boilers going – boiler repairs can cost hundreds of pounds and it is common for multiple parts to fail in short succession.
The average cost of a boiler repair is £170 – £500
Boiler repairs vary according to the cost of the parts required and the time taken to carry out the repair and you should consider whether a repair is really the best option.
If your boiler breaks down first check to see if it is covered under the manufacturers warranty – if it is give the manufacturer a call to book in a free repair.
If the boiler is no longer under warranty contact us to arrange a diagnostic visit to determine what the fault is.
We will then advise you of the cost of the parts required for the fault(s) found and provide an estimate for the repair.
Please note that if your boiler is not working multiple parts may be required to repair the boiler and further faults may develop in the short term, so more parts may be required and the cost of the repair may increase.
Generally speaking if your boiler is no longer covered under manufacturers warranty the best option is often a new boiler rather than a repair.
Leaks
Check to see where the leak is coming from and put something under the leak to catch the water to protect your property from water damage.
Then stop the water. If you’re not sure where the water is coming from the best way to stop the leak is turn off the stop tap (usually under the kitchen sink) and open all the taps to drain the water from the system.
In some cases you may be able to turn off the water to just the product that is leaking – for example most taps, toilets and appliances have an isolation valve next to them, if so you can, turn off that isolator and then you can turn the water back on to the rest of the property.
Now you no longer have a leak so you can give us a call to arrange a convenient appointment to repair the leak.
Gas Boiler Servicing
Each manufacturer sets out their procedure for their boiler, which our engineer will adhere to. During a boiler service our engineer will visually inspect the boiler, flue and gas supply. They will analyse the flue gases using a flue gas analyser and check the boiler is burning correctly. They will check that the boiler is operating correctly and safely and issue a certificate.
Yes. All our gas engineers are fully qualified to work on gas appliances, they have a minimum of 5 years experience and are registered with Gas Safe.
Yes, we service all makes and model of combi boiler.
Yes, if you have an unvented hot water cylinder (Usually a large white cylinder in a cupboard) this should also be serviced annually to maintain the manufacturers warranty and ensure the safety devices are operating correctly. For a small supplement we can also service the hot water cylinder when we come to service your boiler – just let us know when you make your booking.
Yes, if it is accessible. Please ensure that you leave the system filter tool close to the filter so that we can clean the filter.
Oil Boiler Servicing
Yes, we service all makes and model of oil combi boiler.
Yes, if you have an unvented hot water cylinder (usually a large white cylinder in a cupboard) this should also be serviced annually to maintain the manufacturers warranty and ensure the safety devices are operating correctly. For a small supplement we can also service the hot water cylinder when we come to service your boiler – just let us know when you make your booking.
If the boiler isn’t working we cannot service it, but we are more than happy to inspect the boiler to diagnose the fault and carry out a boiler repair. Just let us know you have a problem with the boiler and we will book you in for a fault diagnosis visit from one of our engineers. Our engineer will then advise you on the best option for a repair.
Make sure we can access the boiler by removing any personal items that might be in the way. If your boiler is installed inside a cupboard, please make sure that this does not stop the boiler casing from being removed. If you have the boiler manual please leave it out for our engineer to complete the service section.
LPG Boiler Servicing
Each manufacturer sets out their procedure for their boiler, which our engineer will adhere to. During a boiler service our engineer will visually inspect the boiler, flue and LPG gas supply. They will analyse the flue gases using a flue gas analyser and check the boiler is burning correctly. They will check that the boiler is operating correctly and safely and issue a certificate.
Yes. Our gas engineers are fully qualified to work on LPG gas appliances, they have a minimum of 5 years experience and are registered with Gas Safe.
Unvented Cylinder Servicing
Unvented cylinders provide pressurised hot water to out of your taps and showers, which means they have safety devices and controls that maintain the correct pressure.
These should be annually inspected and replaced as necessary to ensure the cylinder operates safely and doesn’t cause damage to the cylinder.
If regularly serviced your hot water cylinder will have between 10 -20 years manufacturer’s warranty depending on the make and model which would be invalidated if the cylinder controls and safety devices are not regularly maintained and replaced.
Landlord Certificates
A landlord certificate is required for any rental property that has any gas appliance and involves checking that the gas supply in safe and each gas appliance is operating safely.
At Plumbcraft we include the servicing on 1 gas appliance in the cost of a landlord certificate, additional appliances are charged per appliance.
All rental properties that have gas appliances should have a carbon monoxide (CO) alarm close to each gas appliance.
Emergency Plumber
Plumbers that offer out of hours / emergency services charge a premium for this service and in most cases they won’t be able to get you back up and running any faster than if you book in a repair in normal hours. Usually all they will do is “isolate” the water to stop the leak and then return another day to actually make the repair. So why pay out hundreds of pounds for something you could do yourself?
The first thing to do is turn off your water at the stop tap (usually under the kitchen sink)
Turn on your taps – turning on the taps will empty the water from your hot water system and stop any leak from the water system
Put something under the leak to catch the water and the leak will stop usually within a few minutes.
If you know where the leak is coming from you may be able to turn off the water to just that product – most modern houses have isolator points on each tap / toilet so take a look on the pipework near to the product that’s leaking and using a flat head screwdriver turn the screw so that the groove is horizontal to the pipe and that will turn off the water to that product. Once you’ve done that you can close the taps and turn the stop tap back on and use everything else in the property as normal.
We know it’s inconvenient if your plumbing or boiler isn’t working but staying calm and thinking about what you really need in the short term until the problem can be fixed will help to make your day easier.
Once you’ve turned off the water – you no longer have a leak or an emergency so you can take practical steps to make your home more comfortable while you wait for a repair.
Your boiler may still work for heating even if you’ve turned the water off because the heating system is completely separate from the hot water.
If the heating isn’t working and it’s cold you should consider alternate heat sources – such as a fire if you have one or a portable electric space heater – you can pick these up from many shops / supermarkets for a few pounds.
You can buy bottled water for drinking or ask a neighbour to fill up a few bottles for you.
Remember there are usually local options for getting a shower – the local leisure centre or sports club, service stations or friends, family or neighbours.
